535 Warehouse - Wake Forest, NC - Update

Construction has begun on 535 Warehouse, a dynamic retail project in downtown Wake Forest. Atlas Stark, a reputable developer based in Raleigh, is transforming the historic Welsh Building into a vibrant space for retail, dining, and offices. Originally built in 1962 as an agricultural supply warehouse, this 16,000-square-foot structure is poised to become a lively hub of activity.

One of the exciting tenants joining the development is Jason Howard, a respected local entrepreneur in the hospitality industry. Howard's Cardinal Bar concept, known for its casual atmosphere and delectable hot dogs, will be featured in one of the new spaces. This will mark the fourth location of the Cardinal Bar, following successful ventures in Downtown Raleigh, Wilson, and Clayton.

Scheduled to be completed by the end of the year, the 535 Warehouse project in Wake Forest will undergo shell renovations. Tenants are expected to move in during the spring and summer months. The final space will offer a well-balanced mix of retail, office, and food and beverage establishments.

Atlas Stark has set lease rates at $28 per square foot, with spaces ranging from 1,600 square feet to 13,500 square feet. Although the exact number of tenants is yet to be determined, the project promises to attract a diverse mix of businesses. Furthermore, the development will include outdoor dining areas and ample parking.

Situated on 1.75 acres next to the newly opened Loading Dock co-working space, the building's location is prime. In 2021, Atlas Stark acquired the property for $1.25 million. Despite its relatively recent establishment in 2017, the development company has already made a name for itself with multiple ongoing projects in the thriving Triangle area, such as the East End Market development near Raleigh Iron Works and Midtown Raleigh.
