Redefining South Raleigh: Kane Realty's Visionary Urban Developments

Kane Realty Corp. has recently disclosed new information and visuals for complex projects that are reshaping Raleigh's landscape with fresh residential, office, dining, and shopping opportunities.

This Raleigh-based organization has provided the names of the residential structures in the first and second stages of its complex near Dorothea Dix Park, as well as updated timelines for construction.

Moreover, Kane Realty Corp. is converting the old head office of the Clancy & Theys Construction Company, situated just across the railway tracks from downtown Raleigh.

Rebranding of Park City South to Rockway Raleigh

Park City South development, located off S. Saunders Street at Lake Wheeler Road opposite Dix Park, is now known as Rockway Raleigh. The initial stage of this project is the Rockway Residences - a seven-story mixed-use structure housing 335 apartments and 18,000 square feet of retail space and an adjustable office area on the ground floor.

The construction process is in full swing, with the company forecasting the first occupants to move in by mid-2024, aiming for full completion by the autumn of 2024.

Rockway's amenities comprise areas for remote work, a swimming pool with a sundeck, a rooftop hangout space, and a terrace with views of Dix Park.

The retail and flexible office area will face Saunders Street. The organization is planning to build sidewalks twice as wide as the standard sidewalk on the Greenway-facing side to accommodate outdoor dining and enhance pedestrian accessibility.

Josie Reeves, director of design with Kane Realty, envisions the retail section at Rockway to be primarily centered around food and beverages, complemented by some service providers and inventive office tenants. She emphasized the design of attractive storefronts and the creation of ample outdoor dining areas along both South Saunders Street and directly on the Rocky Branch Creek greenway trail with raised patios. This provides an opportunity for Rockway's retail tenants to become a true destination on the greenway.

The second phase of the Rockway Raleigh project is The Heath, a six-story residential building with 350 units and 7,000 square feet of retail space on the ground floor. An additional residential building with 200 units will also be incorporated in phase two.

The Heath will feature a rooftop lounge, swimming pool, fitness center, bike storage, and a courtyard. The retail space will be located along S. Saunders Street, connecting to the Rockway Residences.

The construction of The Heath is set to commence in mid-2024, with completion targeted for 2026.

Reeves mentioned that the apartment options for Rockway Raleigh will include studios, one, two, and three-bedroom units, with studio pricing starting from $1,300.

West End District

The West End project by Kane Realty in Raleigh is reaching significant milestones with its first phase nearing completion and the second phase about to kick off.

The Platform, a seven-story structure, housing 442 apartments and 26,000 square feet of ground-floor retail is due to receive its first residents this autumn. The retail space is aimed at facilitating local and small-scale businesses.

Rockway Raleigh next to DixPark

The project is located at W. Cabarrus Street and Dupont Circle, west of the Warehouse District and adjacent to Boylan Heights.

The second phase will introduce a six-story residential building with ground-floor retail space alongside Platform. It will house 252 luxury apartments and 3,523 square feet of multi-use retail space. The construction of the second phase is scheduled to begin later this year and is expected to take around two years to finish.

Reeves noted that the West End will offer a variety of studios, one-, two-, and three-bedroom apartments, with studios starting at $1,300.

She stated that the company aims to blend in with the neighborhood using retail spaces designed for local food and beverage retailers, innovative concepts, creative offices, service providers, and makers. The spaces range from 1,500 to 10,000 square feet.

Apart from Rockway Raleigh and the West End, Kane Realty is spearheading a complete overhaul of the North Hills Main District. Three new buildings in the district are due to open soon. However, the next phase of the project is currently on standby.
